About Empire

Nassau and Suffolk companies built for local demand

Long Island is not a satellite of Manhattan in the way outsiders assume. Hauppauge industrial parks, Melville office corridors, medical groups along Route 110, auto and marine businesses near the water, and suburban restaurants from Brookhaven to the North Shore each have their own buyer pool. Empire Long Island Business Brokers, based around Centereach, represents owners who want to sell a business without a Park Avenue process, and buyers who want companies that already understand Island customers.

Empire Business Brokers has transferred Main Street and middle-market companies since 1981. On the Island that means respecting how family ownership, commercial leases, and SBA financing actually work when your trade area is a parkway, not a grid.

Local market

The Long Island private-company landscape

Distribution, light manufacturing, and specialty contractors around Hauppauge and Central Islip still produce some of the cleanest files we see: equipment, recurring B2B accounts, and owners who kept tax returns that a lender can read. Those companies do not need a Brooklyn story. They need a broker who can reach both a local operator and a buyer coming from Queens or Connecticut.

Healthcare is a second engine — dental, medical, home care, and ancillary services serving an older and still-dense population. Valuations turn on provider contracts and whether production leaves with the owner. We will not list a practice as if it were a widget plant.

Retail and hospitality follow rooftops and summer traffic. A waterfront concept and a Hicksville plaza tenant are different animals. We say so in the offering materials so you are not comparing yourself to a Hamptons multiple you will never see in diligence.

Areas we serve:

  • Centereach
  • Hauppauge
  • Melville
  • Hicksville
  • Brookhaven
  • Smithtown
  • Nassau County
  • Suffolk County

Long Island sales start in the conference room, not on a parkway billboard. We recast family-company books, decide whether Hauppauge or Melville real estate conveys, and market under NDAs to Nassau and Suffolk operators plus qualified city buyers who can actually drive the account base.

Town and village approvals, DEC questions on older industrial sites, and shopping-center landlords set the closing calendar. We keep those tracks moving while you still run the company.

Buyers set a commute and industry box — medical, distribution, auto, or suburban retail — so you are not touring from Great Neck to Montauk on hope.

Questions owners in this market ask

Is Long Island a different market from the city?

Yes. Customers, leases, and SBA patterns follow parkways and towns, not subway lines. We do not paste a Brooklyn restaurant multiple onto a Brookhaven contractor.

Can I keep my building and sell the company?

Often. Many Island owners do exactly that. It changes financing and taxes. Your CPA belongs in the first structure meeting.

How quiet can a Suffolk sale stay?

Quiet enough if we skip public boards and use NDAs. This is a relationship island. Your vendor and your competitor may share a tee time. Process discipline is the product.

Do medical practices sell here?

They do, when production and provider contracts are clear. We recruit buyers who understand New York professional rules, not only retail operators looking for a ‘safe’ clinic.

Business owners discussing a confidential sale

Sell my business on Long Island without the golf-course rumor

This is a relationship market. Your vendor, your CPA, and your competitor may all be at the same dinner. Confidential marketing, NDAs, and a screened buyer list are not optional. We prepare recast financials first so the conversations you do take are with people who can close.

Many Island owners also own the building. Selling the company, keeping the real estate, or packaging both changes tax and financing. We put that on the table with your advisors before an LOI is drafted, not after the appraisal comes in low.

Buyer reviewing a business acquisition file

Buying a business in Nassau or Suffolk

Buyers here are often managers who already work on the Island, or city operators who want a driveway and a customer base that is not 100% tourist. We help you set industry, cash-flow, and commute constraints so you are not touring every listing from Great Neck to Montauk.

Diligence includes DEC and town issues on older industrial sites, professional licenses, and leases with shopping-center landlords who move slowly. We stay in the file until the county clerk and the bank are done.

Financial documents used for a business valuation

Long Island business valuation with suburban cost reality

We value companies on earnings quality, lease remaining, owner dependence, and how SBA and local banks have been treating similar Nassau and Suffolk deals. You get a usable range, not a number borrowed from a Manhattan restaurant sale.

For owners

10 things you need to know before selling your business

Owners preparing to sell a business in Long Island usually underestimate the same issues. These are the ones that change price, timing, and whether a deal survives diligence.

Employees, customers, and competitors should not learn you are selling from a public listing or a careless conversation. A business broker uses confidentiality agreements, screened inquiries, and controlled disclosure so value is not damaged before you are ready to talk.
Owners often remember the year the shop was slammed or the contract that almost closed. Buyers, lenders, and SBA underwriters start with tax returns, interim statements, and add-backs that can be proven. Clean books shorten diligence.
If the company only works because you take every call, hold every relationship, and make every decision, a buyer sees risk. Document processes, introduce key staff, and show that revenue can transfer.
Owner salary, one-time legal fees, personal auto, and discretionary perks can be normalized — but only with support. Inflated add-backs are one of the fastest ways to lose a serious buyer.
Inventory, receivables, and payables move with the business. Agreeing early on a target working-capital level prevents last-week fights over cash left in the company.
The headline price is not what you keep. Structure, allocation, and taxes can swing six figures. Coordinate your CPA and attorney with the broker before you accept a letter of intent.
SBA 7(a) and conventional loans still fund a large share of Main Street and lower-middle-market deals. That means the business must be financeable: verifiable earnings, reasonable leverage, and a story a lender can defend.
If you own the building, you may sell it with the company, retain it and lease it back, or keep it as an investment. Those choices affect price, financing, and your income after closing.
Buyers pay for a going concern. Retention of managers, technicians, and producers should be planned, not improvised after the announcement.
The owners who net more are usually the ones who spent a season tightening reporting, customer concentration, and leases — then went to market on purpose, not in a rush.
